Painting in an NYC co-op or condo is half craftsmanship, half paperwork. Boards require insurance certificates, alteration agreements may apply, and work has to fit inside the building's permitted hours. Get any of it wrong and your start date slips.
We've done this hundreds of times. We produce the documents your board and managing agent need, schedule to building rules, and keep common areas spotless so the project never becomes a complaint at the next board meeting.
What co-op & condo projects include
- Certificate of Insurance naming building & managing agent
- Coordination with your managing agent and super
- Work scheduled within board-permitted hours
- Hallway, elevator and common-area protection
- Quiet, tidy crews respectful of neighbors
- Premium low-VOC finishes and written warranty
Insurance and board paperwork, handled
Most buildings require a COI before anyone lifts a brush, often with specific limits and additional-insured language. We carry $2M general liability plus workers' comp and issue compliant certificates the same day. If your building uses an alteration agreement or has a preferred-vendor process, we'll work within it.
Respectful of the whole building, not just your unit
Neighbors notice everything in a co-op. We protect shared hallways and elevators, contain dust, keep noise to permitted hours, and clean common areas daily.
- Floor and wall protection from the freight elevator to your door
- Debris removed daily — never left in the hallway or trash room
- Crews briefed on building etiquette and quiet hours
